Lillian and Graham have lived in the Junction Triangle for a while. But their townhome complex was starting to become a little cramped for their family of 4.
They were looking to expand their living space and add a third room and studio space but wanted to remain within the Junction Triangle area that they’ve grown to love and call home.

Lillian and Graham had an opportunity to upgrade from their cozy townhouse to a much larger space. That’s when they called me up to assist. We had a great buyer meeting that helped them create clarity and a strategy to find their dream home.

We had to find a house with a bedroom for each girl, as well as some additional space for Lillian to work on her art. They were also looking for a rental component to help with cash flow.
Because of the hot market in Toronto, the couple knew they wanted to buy first. Before long, we found their dream home. It had all the above, and it was DETACHED! It’s walking distance to the subway and wasn’t far from where they were currently living.
The deal was a bit complicated because of multiple offers placed. We had a home inspection done immediately before we put in an offer. Thankfully, the house was in immaculate condition.
I already had an offer prepared, so we submitted a firm offer right away. The agent wasn’t able to present the offer until the evening, and by that time, another offer came in. We now had to adjust our offer as we are now competing. We went through the comparables again and came up with an amount that was reasonable to Lillian and Graham, and now the waiting started.
After what seemed like an eternity (it was just a couple of hours), the seller chose our offer! Good thing we moved quickly to this house and didn’t wait until offer night, as you never know how badly some other buyer would have wanted that beautiful house.

Now it was time to sell!
Lillian and Graham weren’t sure about what steps were needed to get our current place ready for sale. They knew it needed a bit of work, but to what degree and how?
Our staging team made some great recommendations, from nice upgrades in the kitchen to the paint colour for the rest of the house. The coordination of all the trades can be complex, but we have great systems and processes and a fantastic admin team to execute it.
After a few weeks of getting the home ready, we had our movers come in and remove all of their furniture as we had the perfect pieces for each room. We stored all of their belongings during the listing period as we wanted to show the townhouse in its best light.

We had a flurry of showings, and on offer night, we received an offer that the couple was more than happy with. Now they are waiting patiently for the closing of their new larger detached house!
